Land between A340 and The Green

Description:

This site is bounded by The Green, the A340 Pangbourne Road and the road leading to Bradfield. The site is 4.1 hectares and the Council considers it could accommodate approximately 125 dwellings.

Access would be preferred from The Green. Consideration would need to be given to how any access would relate to the existing access that will serve Lakeside south.

The scheme could include a mix of dwelling sizes and types, including affordable housing. There is potential for part of this site to accommodate an extra care home.

Open space would be provided on site.

Concerns about this site:

• The north eastern end of the site is subject to groundwater flooding
• Two pipelines cross the site
• Development of the site would negatively affect the view into Theale from the North Wessex Downs AONB and would negatively affect the view of the AONB from Theale
• The site was regarded as of high landscape quality in the previous Local Plan and was designated an Area of Special Landscape Importance
• The local sewage infrastructure is overloaded
• Some homes in The Green could have major new housing developments to both their front and their rear
